Selling a HomeSelling your home can be a very stressful event in your life. There are many things to consider before you sell your home. One of the first decisions to make is whether or not you will be using a real estate broker. There are pros and cons when dealing with a broker/agent.The benefits of a broker include the ability to organize and run the entire sale of your home. When you hire an agent they will analyze your home and work with you to come up with the asking price for the sale of the home. Their estimate will be based on the condition of your home and the recent sales of comparable homes in your area .The broker will list your home and bring in prospective buyers, with little to no effort on your part. Your only job will be to get your home in shape for sale, which the broker can also assist you with. Once listed your home will probably be introduced to the market in an "open house". This is when real estate agents and prospective buyers come to see your home at an advertised time. In a seller's market (when comparable properties are being sold quickly at the asking price, or even higher) it is not uncommon for a home to sell at its first open house, before any aggressive marketing campaign has started. A real estate agent/broker earns their commission based on the selling price of the home. It is in their best interest to get a buyer to pay top dollar for your home - they are working for you!If you decide not to use a broker you could always sell your home on your own. Many published listings in newspapers and online will say - for sale by owner. There are also websites that specialize in homes sold by owners - no brokers allowed! The obvious benefit is the money savings - without a broker there is no commission to be paid. Any money made from the sale of the home is yours! Of course, you will have to do all the work to sell it from advertising to showing the home to negotiating directly with the prospective buyers. In a buyers market (where there are many homes available and prices are better for the buyer), more sellers will use a broker. Brokers will be able to move the home to sale and bring in qualified buyers.
